      There are definitely some very very valid times to sell property. And when you do, choosing an agent is critical to the success of the whole experience. It’s just your comfort levels and your stress levels through it but also the actual outcome which is getting the best possible price within the reasonable time frame.

      So there are some really simple things you can do to help find the right agent for you. And before you call in anyone for an appraisal I suggest everyone does. I suggest everyone gets three agents in, but before you do that you’ve got to go out there and do a bit of secret shopping.

      You’ve got to go out there looking at houses in your area, pretend to be a buyer, see who calls you back, see who engages with you see who you can trust. See whose presence you like who works the open house, see who sells a lot, who seems to know their stuff so when you scope out those agents before you invite them into your home you’ve done a lot of your own research without them knowing you’re a potential vendor.

      You’ve googled them on site themselves I like that. I think it’s so important to also understand the market you’re going to make the property look the best that it can, so we do talk about styling. We understand that you get someone to style the property to make it look the best it can. But sometimes this idea of getting an expert in, of getting somebody to pay is also because your furniture that you can live with everyday is great for you but it doesn’t highlight the property in its best light.

      In a house an expert will walk in and understand by putting the furniture this way or this way, moving the dining table another way will make the room feel wider. It will make my eye draw to the back yard. By putting a beautiful cushion outside I am going to draw someone through the house and out into the backyard to see a space they’ll otherwise look at and move. So it’s understanding ways, clever ways to dress the property and make it look good for people to engage with it and then fall in love with it and buy it.

      For me the key with me with selling the home from a money point of view is making sure you have your house in order, I don’t mean your literal house I mean your documentation understanding the value of your house, making sure that all the documents, everything you’ve possibly done around certificates anything you may have done from a renovation point of view, all of that stuff needs to have the right certification, you need to understand exactly where you’re at with your mortgage payments and balance on your mortgage it’s really about being prepared. So you can negotiate the right price so you can turn this exercise into propel you where you want to go, the reason why you’ve sold could be to upgrade or move to another area, or a lifestyle choice and you want to make it the best it can possibly be.
