      Do you know what I think is the biggest mistake when people are looking at property? Styling. Styling is so important to add value to the property and I think people underestimate the power of it.

      If you are going to use a stylist I see great value in it and value’s a big thing these days. It could be $4,000 to $6000 to have your property styled but if you don’t have that then I recommend people do the research again and look through the magazines and real estate papers selling in your area.

      If you’re in a coastal area, if you’re in a city apartment, if you’re in a residential area, look at what the homes are like. Look at styling ideas and you can replicate that and get an idea of how to put a home together yourself. Then you get a best friend, like one of you two, to come over and cast an eye over it so you’re not too personal when you’re making decisions.

      They’ve got to be sensible about it. The reality is investing that kind of money, whilst it is alarming, this is quite possibly the biggest asset you’re going to have, so from my point of view you always want to get the best out of it.

      The best way is investing money for something to look its best. We’ve all had our hair done today and we want to look our best because you want to put your best foot forward.

      Obviously thinking of it from a point of view of your mortgage you’re wanting to be getting the right value back. The fair value you’re going to achieve is when it’s looking its best. I think assessing that and looking at all of those things that you can do to position it best is a no brainer.

      I’ve got a bit of a hack for you on this one. So if you can’t afford styling, or you’re worried about the investment of it, then a good real estate agent and a good local real estate agent will give you loads of tips on how to best present your house to sell it or your apartment to sell it.

      Because at the end of the day they want their job made easy. There’s loads of not so great agents out there, but if you get a good one that sells a lot, they understand what buyers want. They know when you’ve got too much stuff and need to declutter, they know when the furniture is making the room look small. So there’s some quick, free advice that you can get from a good agent.
