If you are shopping for a purchase, it’s a good idea to get a formal conditional approval. It will let you know that you are approved for borrowing up to a given amount of money, given that the value of the property that you are purchasing is at least a certain amount. You can then make the purchase conditional on the valuation and/or full loan approval. Given that the only real condition is the value of the property, you wouldn’t want the deal to go ahead if the actual value of the property is well less than what you are paying for it. So it protects you and also gives you peace of mind.
